From the 1st December 2008 all houses which are to be marketed for sale must have a Home Report available to provide detailed information about the property. The Home Report comprises three documents namely a Survey Report, an Energy Report and a Property Questionnaire. The Home Report will be made available on request to prospective buyers.

Single Survey - Survey Report

This is a detailed report which is compiled by a qualified Surveyor. The survey will provide information about the condition and the valuation of the property.

Energy Performance Certificate

This report documents the energy efficiency rating of the home and its environmental impact in terms of carbon emissions. It will detail recommendations to improve the building's energy efficiency and will also include contact details for further detailed advice and information.

Property Questionnaire

The is to be completed by the seller of the property prior to marketing. It contains useful information about the property to be sold, including utility suppliers, Council Tax Banding, parking facilities, management arrangements and local authority matters. This information will be useful for potential buyers prior to submitting an offer to purchase.

Property Letting

It should be noted that after the 4th January 2009 all properties which are rented after this date require an Energy Performance Certificate which details the assessment of the energy efficiency of the home and its environmental impact in terms of carbon emissions as detailed above.
