HOME REPORT
From the 1st December 2008 all houses which are to be marketed for sale must have a Home Report available to provide detailed information about the property. The Home Report comprises three documents including a Survey Report, Energy Report and a Property Questionnaire. The Home Report will be made available on request to prospective buyers.
Single Survey - Survey Report
This is a detailed report which is compiled by a qualified Surveyor. The survey will provide information about the condition and the valuation of the property.
Energy Report
This report documents the enegy efficiency rating of the home and its environmental impact in terms of carbon emissions. It will detail recommendations to improve the buildings energy effciency and will also include contact details for further detailed advice and information, energy efficiency and fuel saving.
Property Questionnaire
The is to be completed by the seller of the property prior to marketing. It contains information about the property to be sold including utility suppliers, Council Tax Branding, parking facilities, management arrangements, local authority notices, any work required to the property and work that may be outstanding to the property. This information will be useful for potential buyers prior to submitting an offer to purchase a home.
Property Letting
It should be noted that after the 4th January 2009 all properties which are rented after this date require an energy performance certificate which details the assessment of the energy effciency of the home and its environmentall impact in terms of carbon emissions.
